Livingston and Los Baños, CA: Merced County cities that saw the most growth in 2018

The median age of residents in Livingston is 29 years old; in Los Baños, it’s 30

Los Angeles’s population is growing – 33,000 new residents have pushed the population up to 4,054,400.

But it isn’t just the big city that’s experiencing an increase in population. Two smaller cities have shown some incredible growth in recent years.

In 2018, Livingston and Los Baños experienced their highest growth rate to date. Livingston lies 108 miles east of San Jose, CA, while Los Baños is located 72 miles southeast of San Jose. 

According to a report released by the Department of Finance, Livingston’s population rose by 3% to 14,811 while the residents of Los Baños grew to 41,898.

What accounts for the growth rate in these two cities?

Merced County, CA real estate is inexpensive

One of the reasons people are moving to these two cities is Merced County itself, where the housing is extremely affordable. When it comes to investing in real estate, few cities have the opportunities offered by Los Baños and Livingston.

In both cities, the median price of homes is $310,000. Similar houses in other areas cost more than $1.25 million. That means it is four times cheaper to live in Livingston and Los Baños, making them far more attractive to millennials and growing families. In fact, the median age of residents in Livingston is 29 years old, while the median age in Los Baños is 30.

There is also plenty of raw land in Livingston and Los Baños. It’s a great opportunity to develop them as agricultural land, storage facilities, ranches, and the like.

Those who cannot afford to buy a home or piece of property just yet can take advantage of the low rent in both cities. Renting allows aspiring homeowners to save for a down payment.

These areas have great places to work

This is a great area for the tech savvy and entrepreneurial. Many residents work from home. They are, therefore, spared commute times and transportation costs, and employers save on the size of their office space. Those employed in Livingston and Los Baños also earn higher salaries than people who commute to their places of employment in other towns.

The number of new companies setting up shop in Livingston and Los Baños each year has also increased. This means there are more job opportunities for people of all education levels.

While Sacramento has been rated one of the best places to live in California, Livingston and Los Baños can certainly give the bigger city a run for their money.
